description: This week I finished reading a book by Brandon Turner called The Book on Investing In Real Estate with No (and Low) Money Down.Good read with some interesting approaches to financing deals with little of your own money where you as the investor will trade your creativity for money. One of the approaches mentioned in this book is using owner financing.  I am very keen to use this as you are limited to 4 traditional mortgages at anyone time.  Currently, I have one property financed through a small bank and my second home was partially financed by using “private money” which is a little different than hard money easy way to look at it: Private Money: financing often provided by a family member, friend, or acquaintance.  Interest rates for these loans are often higher than a traditional mortgage but lower than a hard money lender. Hard Money: Often the most expensive method of obtaining funds and unusually, but not always, for shorter term loans.  These interest rates are often in the 10% ranges + or – 3%. Aside from reading this was one of those months that helped to push me toward by goal of earlier retirement. I was averaging 60+ hours in the office as we push towards a major deadline in June.  However, I will be getting three much needed weeks off of work and will be going to Portugal, Spain and Morocco with my wife for one half and friends for the second half. I am beyond excited for it. But, down to business….this month was pretty good from the amount of time I invested I spent around 2 hours working on real estate the majority of which was spent investigating new property I am looking at that I happened to find on craigslist.  The rest was spent on QuickBooks and checking emails. There was an $81.03 charge I had to pay to family friend to install a dishwasher.  This will be the last time I use Lowes for any appliances related activities, about 6 months ago they damaged a floor while delivering a refrigerator.  It took about three months to get reimbursed for the damages.  This time around I paid to have a dishwasher hauled away and installed.  I was later informed there is separate charge to remove the dishwasher. The second charge that was a little abnormal was for $250 dollars to re-register my LLC with the state of Georgia. Hourly income $1,258.03/ 2 hours = $629.02
